Fee Overview

For each apartment home, your Total Monthly Price equals Starting/Base Rent plus all mandatory monthly fees and charges. This excludes variable, usage-based utilities and optional or situational charges.

Before You Move In

 

Before you settle into your new home, there are a few one-time fees you’ll need to prepare for. These initial costs help us get everything ready for your move-in and ensure a smooth leasing process.

  • Application Fee:$20 Per Applicant: Non-Refundable
  • Holding Deposit:$150 (Applied to First Months Rent): *Refundable - Conditions Apply
  • Security Deposit:Varies from $0 - 1 Month's Rent Based on Credit: : *Refundable - Conditions Apply

Monthly Rent

 

Once you're moved in, your monthly statement will include your base rent.

  • Total Monthly
    Cost Example:    Base Rent $2,150 + Trash $12 + Utility Admin $5 + required renters insurance = Total Monthly Price before variable utilities.

Mandatory, Non-Rent Charges

 

In addition to your base rent, there are several standard charges to expect. We aim to make these as transparent and predictable as possible so you can budget with confidence.

  • Renters Insurance:Varies/month, Per Leaseholder: Required
  • Utility Set Up Fee:$20, One-Time Fee: Required
  • Utility Admin Fee:$5/month : Required
  • Trash Services:$12/month: Required - provided by Waste Management
  • Electric:Electric billed by United Power based on usage
  • Water & Sewer:Billed by Conservice based on metered usage
  • Natural Gas:Billed by Conservice based on metered usage

Personalized Add-Ons

 

As a resident, there are a few optional add-ons you can choose to take advantage of. These fees help us maintain select facilities and services and provide a quality experience for all residents.

  • Storage:$15-150/month
  • Parking - Garage:$200-400/month
  • Pet Deposit:$300, One Time Charge, Refundable
  • Pet Rent:$35 per month

This information is provided in accordance with applicable fee transparency requirements. The lease agreement and community addenda govern all terms and will control in the event of any conflict. A sample lease is available upon request.
